Sportsmans ParadiseSportsman’s Paradise for sale. A truly unique property that you are unlikely to find anywhere this close to a major metropolitan area with an easy and quick commute to work in Portland, East and West Vancouver, Kalama, Longview and Kelso. 9.2 Acres with Lakefront located adjacent to Interstate 5 near mile marker 19. 2 Tax lot parcels give you a large building area at the top of a plateau that overlooks the lake and surrounding area with a beautiful sunset view. The property slopes down to your own lake where you own the entire South half of the lake and the timbered area leading down to it. There is plenty of room to build a really nice house with a large shop, and still have room left over for storage. Industrial 3 phase and residential single phase power are adjacent to the road and can be routed from utility PUD pole 41070. High speed Internet is available. Private water is available. Local wells are under 160 feet. Previous (expired) perk approval on the upper lot. Vehicle accessible trail from upper plateau down to the waterfront. You should never have people building right up to your property line, as the property is nestled between I5 and NW Pacific Highway. This eliminates neighbors directly to the East and West. The lot chokes down to where nobody can build to the South, and the lake protects the fantastic view to the North. The upper plateau is completely cleared and ready to build. There is a large 6’ deep section of gravel over crushed ballast rock that was placed when the DOT was originally going to build the Woodland offramp through this area. It would make a perfect base for an elevated garage, or you can move the material to expand the lot and create a sound barrier on the boundary. The lake ranges from 5 - 11 feet deep. A unique feature of the lake is that it is in fact tidal. When Interstate 5 was constructed it created this oxbow lake. There are 3 drainages feeding the lake. In order to prevent the lake from overflowing when I5 was built, the Department of Transport installed a 6’ culvert that tied the lake into a tide gate on the North fork of the Lewis river. The North Fork is tidal as the Columbia backs up to the Bonneville dam. This allows the water (and fish) from the North Fork to flood and ebb into this lake twice a day. What they unwittingly did though was to create an oversized fish trap. Smaller fish can come and go, but larger fish become trapped in the lake. Trophy sized Bass in the 12 to 17 pound range as well as trout and large bullfrogs are common in the lake as well as a plethora of other fish. Ducks, Geese, Blue Heron and occasionally Swans can often be seen on the lake. Raptors soar the tree line daily when the wind comes up or the thermals are drifting up over the timber. Deer are a common site and there are native apple trees onsite that they love to feed on in the fall. In the fall it’s not unheard of to find Elk crashing through the woods below, and bugling up in the canyons above. You can own your own private park, right in your own backyard. Located close to boat ramps on the Columbia and Lewis Rivers, as well as Lake Merwin and Yale Lake. Close to the Ridgefield National Wildlife Refuge Complex as well. Iliana Casino is 10 minutes away, Portland is a 30 minute commute, West Vancouver is 20 minutes, East Vancouver is 25 minutes away. Kalama is 10 minutes, and Kelso/Longview are 20 - 30 minutes away. Priced at only $525,000.00 Owners will carry a contract for the right company or individual. If you are an established construction company, or entrepreneur, the owners can offer you a low down payment with final payment at the sale of the developed property, pending a timeline for completion. Owners will also consider an exchange of residential or commercial rental properties subject to a section 1031 exchange, or construction and logging equipment. Courtesy to brokers |
